In this role, you will be responsible for performing lease administration functions to ensure compliance of lease terms, management of legal issues, and tracking financial obligations for all lease documents.
Key
Responsibilities:
Follows department policies and procedures relating to SSAE 16 compliance and internal controls.
Abstract or input all rental obligations related to leases and all other important lease information as directed by Regional Controller.
Review recovery clauses, set up recovery pools, calculate actual recovery expenses for each tenant, and review caps, base years, and non-standard exclusions.
Track, maintain, and communicate all expirations, option exercise dates, and other critical information to the assigned Property Manager.
Processes one-time or manual tenant charges in the system.
Coordinate with the Property Managers for the timely submission of tenant surrender forms and other lease updates prior to running the monthly rent roll.
Prepare monthly rental payment schedules for major retail, office and industrial tenants with sizeable portfolios.
Review rental statements and invoices for accuracy, as well as for extra service charges which require verification against the lease.
Posts all tenant charges to the general ledger.
Analyze accounts with outstanding balances and work with Landlords and clients to resolve any disputes.
Assist in the review of the tenant rent, CAM, operating expense, tax, or insurance reimbursement reconciliation as required.
Review, as well as prepare Consumer Price Index adjustments as provided for in commercial leases.
Ensure that the Percentage Rent or Gross Sales provisions of the leases are adhered to.
Maintain the integrity of lease data file systems. Within the accounting software systems, maintain a summary of critical dates and lease clauses.
Additional duties as assigned by Regional Controller and other leaders of the Real Estate Management Services organization.
Requirements:
High school diploma or equivalent.
Qualified candidates will have at least 3 years of relevant experience in the commercial real estate lease administration industry and/or accounting and property management fields having worked in either (or both) the Landlord or Tenant sector.
Working experience with commercial real estate database applications such as MRI, Yardi, ProLease or other lease management database systems.
Independent, self-starter, team player, analytical and attention to detail.
Provides high degree of professional customer service to both internal and external parties.
Excellent communications and organization, follow-through and follow-up, meet commitments and deadlines.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
