In addition to managing preventative maintenance programs, our maintenance personnel are responsible for completing resident service requests promptly and training staff to deliver a standard of work and service that surprises and delights our residents. Responsibilities:
Ensure that all maintenance issues are diagnosed and repairs made in a timely manner.
Maintain all community amenities as required by community manager.
Complete the Preventative Maintenance plan set forth by the corporate office on a monthly basis as well as the appropriate logs to verify.
Patrol community and report all maintenance issues and liability concerns to the community manager.
Acquire and maintain thorough knowledge of the buildings, grounds, and pools.
Assist community manger in ordering and stocking of maintenance supplies to maintain at least a 30 day inventory.
Assist community manager in reviewing third party bids for property repairs.
Maintain all maintenance logs required by Sandalwood Management, USA. on time and according to Sandalwood Inc policy.
Keep records of all orders and repairs made.
Follow all safety programs implemented by Sandalwood Management, USA. according to policy.
Perform any and all duties called upon by supervisors to ensure that property operates in an efficient and economic manner.
Represent Sandalwood values by dressing and acting in a professional manner at all times.
Carry an operative pager and be on call periodically.

The ideal candidate should have at least 1-2 years experience in apartment maintenance or construction including:
Extensive knowledge of all phases of plumbing, general carpentry, painting, electrical maintenance, pool maintenance, HVAC, and appliance repairs.
HVAC certification
Experience in high-rise apartment community, boiler system, trash chutes and large equipment is preferred
Must be able to take initiative, have capacity to trouble shoot, have a positive attitude, and always be willing to get the job done
Have a sense of urgency with the ability to multi-task under pressure
Be committed to excellent customer service and satisfaction
Possess a positive professional attitude, be honest an ethical team player
Be able to read and write English for safety and productivity purposes
Own a set of hand tools.
Be able to lift 75 Lbs.
Must be able to pass a criminal background check and drug test.

EDUCATION
High school education or equivalent is required
TRAVEL/ATTENDANCE:
Ability to work any of the seven days of the week, 52 weeks of the year. Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
Travel is required to properties in Justin, Desoto and Dallas properties. Mileage will be provided.
Ability to serve on-call, as scheduled or as necessary
LICENSES:
Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions

Estimated Salary: $20 to $28 per hour based on qualifications.
