MAINTENANCE ASSOCIATE POSITION

PLEASE PROVIDE SALARY REQUIREMENTS
To provide exemplary maintenance/construction service to both external customers (tenants) and internal customers (team members) in a commercial/industrial environment and perform other duties similar to the following in scope and function as required in the following Job
Responsibilities:
o Provide and perform a variety of skilled work in the maintenance and repair of buildings, facilities, and equipment. Approximately 20% of the work to be performed by self and 80% to be contracted and managed. Maintain work logs and records related to completed work tasks.
o Update work order reports, payables and safety reports daily
o Receive approved work orders and determine necessary tools, materials, equipment, vendors and subcontractors needed to complete assignment.
o Perform carpentry work in the alteration, repair, and maintenance of buildings, including partitions, cabinets, floors, roofs, doors, windows, fences and furniture.
o Install and make repairs to electrical wiring, switches, outlets, fixtures and motors.
o Paint buildings and perform other painting tasks.
o Patch and repair roofs and gutters.
o Install and make emergency repairs and adjustments to plumbing fixtures and equipment including pipes, washers and gaskets, faucets, floats and valves.
o Repair and/or replace door hinges, locks, thresholds, door closure, door jambs and panic hardware and make keys.
o Clean and perform maintenance to heating/air conditioning units.
o Maintain tools and equipment in safe operating condition.
o Replace window glass and repair damage to walls.
o Repair furniture.

KNOWLEDGE OF:
o Project management and quality control.
o Methods, practices, tools and materials used in several areas of the building trades including electrical, plumbing, carpentry, doors/locks and painting repairs.
o Developing scopes of work, securing proposals and writing contract documents.
o Customer service best practices
ABILITY TO:
o To work as an effective member of a service oriented team.
o Read and interpret blueprints, sketches, and diagrams.
o Communicate clearly and effectively in both oral and written forms.
o Operate a computer and use basic Microsoft office programs.
o Perform basic calculations using addition, subtraction, multiplication and division.
o Effectively estimate scope of work assignments and secure the necessary tools materials or subcontractor(s) proposals to complete each assignment.
o Establish and maintain effective work relationships with subcontractors and vendors.
o Work with integrity in all job functions.
PHYSICAL ABILITIES:
o Regularly performs heavy physical labor requiring ability to lift, carry, push, pull, and move heavy objects or materials.
o Ability to lift over 50 lbs. and carry any object up to 25 lbs. on a continuous basis.
o Work outside and inside in the heat and cold.
o Able to work at heights.
LICENSES AND OTHER REQUIREMENTS:
o Maintain a valid California Driver License and evidence of insurability.
o Have a minimum of Five (5) years of experience in general maintenance and/or construction work.
o Possession of an OSHA 10 hour certificate and/or a CPR card is a plus.
Estimated Salary: $20 to $28 per hour based on qualifications.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
